How much does a commercial fit-out cost in Dubai?

Commercial fit-out in Dubai typically starts from around AED 180 per sq. ft. for a standard office or retail unit and rises to AED 400+ per sq. ft. for premium F&B, luxury retail and hospitality spaces. The final cost depends on size, MEP scope, joinery and the brand's finish specification. We issue a detailed BOQ after a free site visit so every line item is clear before work starts.

How long does a retail or restaurant fit-out take?

Standard retail units can be delivered on our 30-day turnaround once approvals are in place. Larger restaurants, cafés and office floors usually take 6 to 12 weeks from approved design to handover, depending on kitchen MEP, joinery and mall or landlord approval times.

Which approvals do you handle for a commercial fit-out?

We manage the full approval process: mall or landlord design approval, Dubai Municipality building permits, Dubai Civil Defence fire and life safety, DEWA, and free-zone or Trakhees authorities where applicable. Handling approvals in-house is what keeps opening dates on schedule.

Can you deliver a fit-out to our international brand guidelines?

Yes. We regularly work from global brand design manuals and have delivered stores and outlets for Starbucks, Adidas, Bath & Body Works, American Eagle, The Cheesecake Factory and P.F. Chang's. Our technical team converts brand standards into coordinated drawings, BOQs and material approvals before site work begins.

Can you carry out fit-out works inside an operating mall?

Yes. We have completed fit-outs in Mall of the Emirates, Dubai Hills Mall, Nakheel Mall, Dubai Festival City, Mirdif City Centre and City Walk. We schedule works around mall rules, including night shifts, hoarding and controlled material deliveries.

Do you work on commercial projects outside Dubai?

Yes. Alongside Dubai, we have delivered commercial fit-outs in Abu Dhabi (First Abu Dhabi Bank, UAE Media Council, Al Zahya City Centre), Sharjah (Mashreq Bank, Shams Media City) and Ajman (Ajman City Centre).
